What's involved

Most pre-1980 Wellington homes have lead paint somewhere in the layers. Sanding it without controls is how lead dust ends up in the garden, the gutter, and the neighbour's deck.

We test before disturbing any pre-1980 surface. If positive, the job moves to Class II controls — shrouded HEPA-vac sanders, sealed drop sheets, waste handled through a licensed hazmat contractor. The cost premium is typically 15-25% on the affected scope, and it's not optional.

Encapsulation is the cheaper route where the existing paint is sound — sealing the lead under new coats without disturbing it. We'll recommend the right approach after inspection.
