1984 multi-unit townhouse complex in Mt Cook, six two-bedroom units arranged around a central courtyard. Body corp had been deferring the repaint for two AGM cycles — paint was visibly failing on the south-facing elevations.
Phased the work as three two-unit blocks over three weeks, each block running Monday-Friday with weekend buffer. Tenants kept access to their entryways throughout — we shifted scaffolding and drop sheets on Friday afternoons.
Resene X-200 sealer system over Sureseal primer, finished in Resene Half Stack on the body and Resene Bokara Grey on the trims. All gutters and downpipes treated with zinc-rich primer before topcoat. Common stairwells repainted in the final week.
Total project value: $58k including scaffold and waste. Quoted within $1.2k of the body corp's deferred maintenance reserve. Sign-off from chair and treasurer same day as final walkthrough.
